Affordable Housing Solutions announced a ground breaking for its latest project, Pettigrew Manor. The building design is similar to a colonial “row house,” which Affordable Housing Solutions' Wayne Wagner said will both complement and blend into the unique character of one of Sioux Falls’ oldest neighborhoods. The project will have eight one bedroom units including two fully ADA-equipped ground floor units. Rents will start at $400 per month which include utilities.
"We've really pushed ourselves to make it the best project we could," he said. "We don't want to change the neighborhood, but advance the neighborhood." "We designed the building to be comfortable, inviting, durable and efficient to operate. I think we knocked this one out of the park."
The design will feature green space and a common patio area equipped with a grill and picnic tables. The building will be Energy Star certified. Construction will start in June, with the units available in late spring 2017. A groundbreaking ceremony is scheduled for Tuesday at 10 a.m. at the site, which use to be dilapidated homes.
"They were full of mold, they were vacant, they were foreclosures," said Shireen Ranschau, Affordable Housing Solutions executive director.
“The city’s affordable housing division is excited to again partner with Affordable Housing Solutions and support the Pettigrew Manor project. Affordable housing is a high priority for Sioux Falls, and this project is a great investment in the continued neighborhood revitalization of the Pettigrew neighborhood,” Community Development director Daren Ketcham said.
The city isn't the only financial contributor to the Pettigrew Heights project. The South Dakota Housing Development Authority and the First Congregational Church of Sioux Falls will also provide a portion of the $1.2 million bill.
